We will be moving out on Feb 28 sa inuupahan naming bahay, base sa usapan namin ng owner ng bahay, she will refund daw yung portion na hindi nagamit..

Kasi sabi ko, i will still pay the Feb accommodation in full, hindi ko muna gagamitin yung deposit w/c in turn sabi niya, sige, irerefund ko na lang..

Kayo ba, sa experience niyo, nirefund ba?.. buo niyo ba nakuha?. Ako kasi, before kami nagrent, nag advance kami at deposit, so ibig ba sabihin nun, irerefund yung both OR yung deposit lang..

Pls enlighten me.. now lang kasi ako umupa at aalis ulit.. TIA :)

As for the deposit, refundable talaga yun after a year of stay or depende sa contract nyo pero yun advances mo dapat ginamit mo na lang else talk to your landlord kung okay na kunin mo na lang lahat kung wala kang kulang......  In this case, I think your landlord will need time to collect from other tenants para mabuo ang kukunin mo except kung may naitabi siya at kaya niyang maibalik sa yo agad yung advances and deposits mo.

sa case naman namin, nung nakatira pa kami sa apartment sa mandaluyong, ganun din sinabi samin na isosoli yung deposit, kaso sabi kung may mga nasira sa bahay or unpaid bills, ibabawas nila dun sa amount ng isosoli. since nabayaran namin yung water and electric bills, i was thinking na makukuha namin ng buo yung 6k. kaso after 2 months, nung kinontak na ng husband ko yung may-ari, ang isinauli nalang samin ay 2k plus. sabi niya kesyo daw kasi yung flush ng cr sira, eh samantalang on the second day ng pag stay namin dun inireklamo na namin yun, tapos kami pa ang pinagbayad. pati daw yung pintura dun sa apartment kami ang magbabayad. since buntis pa ako nung time na yon wala akong nagawa kundi mainis nalang...

We have apartment units and our policy is one month advance 2 months deposit.
Kapag aalis na yung naka-rent, deposit lang ang binabalik namen.

Yung 1  advance kasi para sa mga utilities na parating pero covered pa nila.

sis irene, kakaalis lang namin sa inuupahan namin nung feb15, and yes nakuha namin yung 2mos deposit less repairs dun sa house..Nakalagay naman  sa contract namin dapat 1year rental pag hindi natapos yung 1yr hindi namin makukuha yung deposit..eh 8mos pa lang kami dun, naglakas loob ako na mgpaalam..ayun, mabait naman ang mayari, pumayag agad :)

check ko on monday kung ano/ magkano ang isosoli sa akin ng landlady ko.. inform ko kayo kung magkano ang maibabalik saken, i was hoping na maibalik ng buo kasi may pag lalaanan ako nun eh..

im praying kasi sayang din yun..

usually, ibinabawas yung repairs from the deposit then saka ibinabalik sa tenant yung natira. now, if may mga repairs, painting and cleanup, ibabawas din yun. kung gusto nyo mas maliwanag kung alin alin ang mga ipapagawa at ipapalinis, dapat on the last day, magcheck kayo ng lahat. pero hindi pa rin talaga maga-guarantee kung may maisosoli or wala. assurance kasi nung may-ari yun na kung may masira man sa bahay e maipapagawa nila yun, using the deposit money.

If you signed a contract of lease, i-review mo yung terms nyo.  Sa apartment namin di na mare-refund yung 1 month advance, its for the maintenance and repairs daw.  Security deposit will be refunded after all bills are paid

usually deposits are refundable.. yung 1 month advance ang hindi to cover yung naiwang utility bills (kung meron man)

hi sis! gusto ko lang i share yung knowings ko..actually, it depends on the contract you've signed.. kasi usually, yung lessor will ask for 2 months deposit and 2 months advance.. example, contract mo commence on jan, so you have 2 months advance, feb and march di ka na magbabayad, kasi you have advance payment na e. so start ng monthly payment mo april na. if ever ang contract mo is 1 year, so after ng contract mo, hindi mo pa agad makukuha yung 2 months deposit. hindi mo rin sya puwede gamitin sa last two months ng contract mo..deposit usually being refunded 50 days after ma expire yung contrata..eto yung mag cocover ng mga damages and left bills (if any), kaya 60 days, para yung period covered na nagamit kasama na..kung wala naman kumpleto ibabalik syo yung deposit..if ever meron ibabawas, kailangan hingian mo ng receipt yung owner kung ano ano yng mga repairs, bills na binayran niya..

yes, dapat either isoli or iconsume yung advance or deposit.

We left Nov last year sa condo unit na rinerent namin. Sabi ibabalik nalang yung deposit. Nakuha ko lang 2 months ago. Wala pa sa kalahati ang ibinalik, knowing na wala naman kami nasira or nagalaw sa unit nila. Pati yung repairs na requested ng bagong may ari "daw" binawas sa deposit namin. At maalala ko ngayon may advance pa pala kami na hindi naman nagamit. tsk tsk tsk

Anyways, kanila na yung pera na un. Madali naman kitain un and I believe in karma.
